We are located in the main part of Karon Beaches’ nightlife, entertainment and shopping area but far enough away from the bustle for you to enjoy a peaceful night’s sleep. A 5 minute walk from our guesthouse will find you on the pristine sands of Karon Beach where the big decision for the day is where you want to stay to relax and enjoy those wonderful lazy, sunny days.

Karon Beach is a safe, friendly environment with all the attractions of a world class international destination. Golf, sightseeing, elephant trekking, shopping, eating, enjoying the nightlife or immersing yourself in the local customs and culture are all readily accessible in Karon Beach or close by.

We want you to feel at home when you stay with us but be able to maintain your own level of privacy during your stay. We offer a safe environment for solo travelers, couples or groups and all our staff are friendly, helpful and extremely children oriented.

All our rooms are recently refurbished in a modern Thai style and are clean, comfortable, quiet and equally as important - great value. In room facilities include:

• Air conditioning and ceiling or wall fan
• 50 + channel cable TV ( DVD player in Superior rooms)
• Wireless internet in all rooms
• Rooms cleaned daily
• Refrigerator with small mini bar, Tea/Coffee making facilities
• En suite shower with hot and cold water, shampoo and conditioner, shower gel, body lotion, shower caps
• In room safe, black out curtains, laundry service and 24 hour access to building
• Double beds in all rooms, single fold up beds available
• King size Beach towels, hairdryer and iron in all rooms
• Complimentary drinking water every day
• Refreshing tropical drink and fruit basket on arrival (peak season only)
• Thai massage parlors, beauty salons, motor bike and jeep/car rentals, travel and tour operators, dentists, tailors and opticians next door or very close by

2010/2011 Room Rates ( effective May 1^st 2010 to April 30^th 2011)

Terms and Conditions:

• Minimum charge Nov, Dec, Jan, Feb and March -3 nights
• All rates are inclusive of 7% Gov't tax and 10% service charge
• Rates do not include breakfast. Separate quote for room and breakfast available on request
• Check out time 12.00 noon, late check out half day/ full day room rates apply.
• Check in time 13.00 hours
• All rates are quoted in Thai Baht and subject to change without notice
• Rates quoted are for double occupants, third occupants charge 200/300 Baht per person per night
• Discount rates available for long stays, 14 nights or more. Quotation available on request
• Superior/Standard rooms have windows with an outside view, Economy room does not have an outside view.
• Guest friendly - no additional charge

Booking Terms - Bank transfer

• 1 - 5 nights 100% of total room cost to be transferred including Thailand bank charges (approx Baht 100)
• 6+ nights 50% of total room cost to be transferred including Thailand bank charges (approx baht 100)

Cancellation Terms

• 7 days notice or less - 100% of total room cost charged
• 14 days notice - 75% of total room cost charged
• 21 days notice - 50% of total room cost charged
• 28 days notice - no charge

When the cancelled room is re sold the outstanding balance on the total room cost will be refunded

No show Terms - total cost of the room will be charged, no refund.

Shorten length of stay Terms - When the room is re sold the balance on the total room cost will be refunded.
